Payments and Cancellations Policy: Terms and Conditions

PAYMENTS

  • We accept checks, Visa or MasterCard.

  • Deposits: $350. Deposit due at time of booking.

  • Balance: Due 30 days prior to arrival. For last minute bookings full payment is due immediately.

GENERAL TERMS & CONDITIONS:

  • Rates are subject to Hawaii State and Transient/Accommodation Tax: 13.42%

  • *Subject to one time $78.12 "reservation fee / damage waiver fee" plus tax.

  • One time cleaning fee - $115 (1 bedroom), $135 (2 bedroom)

  • Extra person charge is $12 + tax

  • Reservations must be secured by a $350.00 US Dollars deposit.

  • Subject to 2 to 4 night minimum (7-night minimum during Christmas Dec 21 Jan 3, except with special promotions).

  • Deposit less $150.00 is refundable if cancellation notice is received 30 days prior to arrival. (By 10/31 for Christmas bookings.)

  • Christmas Cancellation received November 1-30: $400 fee

  • Christmas Cancellation received after November 30th and Early Departures: No refund.

  • Full prepayment due 30 days prior to arrival.

  • Full prepayment due 11/1 for any booking with arrival 12/21 to 1/3. 

  • Arrivals beginning Dec 21 through Jan 3 are required to be guaranteed by November 1st. 

  • Children under 18 stay free when sharing accommodation and existing beds with adults. 

  • Check-in time 3 PM. Check-out time 10 AM.

  • Prices subject to change without notice.

  • Promotional offers & specials cannot be combined

STANDARD CANCELLATION POLICY:

  • Cancellation received 30 or more days prior to arrive: $150 fee 

  • Cancellation received 15-29 days prior to arrival: 4 NIGHTS rental charge

  • Cancellation received 0-14 days prior to arrival: NO REFUND 

  • (nightly rate on the reservation plus 13.42% tax)

CHRISTMAS CANCELLATION POLICY: (Arrival December 20th to January 3rd)

  • Cancellation received up to October 31: $150 fee 

  • Cancellation received November 1-30: 4 NIGHTS rental charge

  • Cancellation received after November 30 and Early Departures: NO REFUND 

  • Charge is based on rack or discounted rate (daily rate on the reservation plus 13.42% tax)  

  • 7 nights for one-bedroom

  • 10 night minimum for two-bedrooms

  • Commissionable to travel agents.

  • Please note all reservations confirmed during these dates must be guaranteed in full at the time of booking.

  • Also the Christmas cancellation policy will be in effect and is currently subject to no refund. 

  • All reservations subject to a one-time cleaning fee. 

  • All reservations subject to a one-time reservation & damage waiver fee of $45 plus tax.

  • All Rates are subject to change without notice.

  • Rates will not include daily maid service. Cleaning fee will cover a departure clean. 

  • Extra person fee--$12.00 each day.

  • Standard discounts are subject to blacked out dates.

  • Promotional offers and specials cannot be combined.


 

*The "reservation fee / damage waiver fee" will cover both a processing fee and a damage waiver fee. The fee is automatically added to all new reservations. The damage waiver will be in place of collecting a credit card imprint from all guests on arrival. This fee will cover any accidental damage up to $1000. Items that would be covered are things like a broken glass table top, etc. Items that are broken will need to be reported to management.
