Listings will be added on a first come first serve basis.
KVRL will not list vacation rental web sites that do not have a web site of their own. In other words, KVRL
will not direct visitors from our web site to your listing on another web site (such as VRBO).
All listings will be added to the top of the list and migrate down as more listings are added. Renewed or
upgraded listings go back up to the top of the list again.
Any content submitted that is suspected to not be the property of the submitter, will not be used. I.E. photos
intellectual property, etc.
KVRL reserves the right to link-disable,
until remedied, any listing whose web site is in violation
of USA and International copyright laws. I.E. using text, format, photos, etc. from someone else's web site without permission.
All content on KVRL web sites is copyrighted and may not be used, copied, downloaded, etc. without permission.
(Especially but not limited to photos).
Your web site must be online and operational 24/7. KVRL cannot allow broken links on our web site
due to your web site being offline. KVRL will disable your links on our web site if your web site goes offline. Any listing whose domain is offline for more than
7 days will be removed without refund. To be reinstated, simply
email me and we will relist you for your remaining subscription time.
By your usage of this site, you agree not to hold KVRL (Kauai Vacation Rentals List), Kauai Vacation Resorts,
Computer Solutions Kauai, Kauai Vacation Rental Photography, Steve Parquet, or the Webmaster liable for any liability whatsoever in damages arising out of the use of this site or
having a listing on the KVRL related sites.
KVRL reserves the right to refuse any listing for any reason whatsoever. If this occurs, your
money will be refunded ASAP (unless you have a balance due from a current or previous transaction). All other refunds, pro-rated refunds, reimbursements and credits are at the sole discretion of
KVRL reserves the right of editorial discretion over any submission.
KVRL reserves the right to change policies, prices, web site design, and the way listings are
displayed without notice.
KVRL reserves the right to change, modify, remove, or add to these terms and policies at will
without prior notification.
KVRL reserves the right to raise or lower prices without notice. If prices are raised in the
future, existing listings will not be charged extra until renewal time. If prices are lowered in the future, refunds will not be given for those who may have paid more.
KVRL does not claim responsibility for availability, pricing accuracy, inaccuracies, or content of
services or accommodation information listed on the site or linked to through the site. It is the
renter-owner-manager's responsibility to confirm rates for specific properties,
property specifics, availability, amenities, reservations, and all other details, etc.
KVRL does not sell, loan, rent, etc. email addresses or personal information.
KVRL should be considered a place to list and find vacation rentals. KVRL does not engage in
reservations. At times KVRL may direct rental inquiries to one or more owners or managers of vacation rentals.
KVRL is not responsible for the
KVRL web site being down due to host server outages, hurricanes,
national disasters, or any other reason, etc. No refunds will be
given in the even of the web site being down.
NO REFUNDS! - No refunds will be issued for any remaining advertising time if your rental is no
longer available to be rented for any reason whatsoever. Some of the reasons that are possible, but are not limited to, are some of the following:
You sell your vacation rental and no longer want to list your property.
A hurricane strikes Kauai and your rental is taken off the market.
Your house burns down and it is no longer available.
or Kauai County outlaws your type of rental.
You decide to take it off the rental market.
Airline travel is disrupted to the island.
Any other reason whatsoever.
What if my payment check bounces?
- We will post your listings as soon as your check arrives.
If your check bounces, your listing will be
suspended. If there is any un-honored check hassle,
like having to resubmit your check to my bank, then $29.17 (2
months listing time) will be deducted from your listing time. Thus, your listing will end early in a pro-rated manner.
who have Multiple Rentals, Property Management Companies, Resorts, Directory & Booking Websites: (If you
don't have the time or patience to plow through all the text written below, please just send me an email
with your questions and requests regarding multiple listings web sites. Don't forget to include your web site address).
KVRL must pre-approve links to web sites containing listings for multiple units, rentals, or
properties or that have links to web sites that contain links to multiple units, rentals, or properties. This especially pertains to property management companies, booking web sites,
resorts and individuals who own several properties. KVRL will not list or will remove any vacation rental listing that advertises more than the KVRL approved number of units or
properties or that has links to other vacation rental web sites without prior KVRL approval.
Vacation Rental Directory or Booking Websites: KVRL
does not usually allow vacation rental directory or booking company
Individual owners who own multiple properties: If
you, as an individual owner, have units on more than one piece of
privately owned land, you are considered a property manager as far as KVRL is concerned. Please
email us with your web sites addresses to request a rate quote or listing options. Each vacation rental listing linked to from the KVRL web site should contain no more than 4
rentals on your own single individual private property. This includes homes, cottages, studios, rooms, lockouts and B&B units on one property. If a multiple unit website
is submitted, KVRL, at it's own discretion, reserves the right to link to any individual
web page of it's choosing on that site.
If all your rentals
(other than on a single private piece of property) are very obviously linked to each other, then you will either need to
pay the annual rate times the number of units on your web site or make a separate web page for the unit you want listed before it will be listed on the KVRL web site at the
single unit rate. Otherwise your listing request will be declined. If you have already submitted your payment and your listing request is declined,
your payment will be returned in full immediately.
Property Management Company Web
will not link directly to the home page of Property Management Company web sites, only to each of the individual units web pages. If you are a management company or an
individual owner who has vacation rentals on multiple
properties (pieces of land), then your rates are listed below. The following pertains to 11 or more units. (1 to 10 units is
50 units - Listing all units is required at the rate of $10 per unit per month ($120/yr each). Annual advance payment is
usually required for 25 units or less. You will
be invoiced monthly for 26 units or more after a pre-payment for three months worth of
listings (Unless other arrangements are agreed upon). Payment on receipt is absolutely mandatory!
Rate Example 1: Your web site lists 42 units, then your rate would be $420/month and 42 units will be listed at the rate of $10/property/month (You are required to list all 42 units).
Note: If multiple units are combined on one page of your web site and there are not individual property pages for each (usually this pertains to condos), then your minimum charge per month will still be $10 times the total number of units available for rent on your web site. Our intention is to list and link to individual property pages on your web site but if your web site combines multiple units on one page, then we can only link to that page, but all those units are still available to be booked, so we must charge for what is available to be booked.
Rate Example 2: Your web site lists 15 units, then your rate is
$1,800 per year, payable in advance.
units - Listing 50% of your total units managed is required at the rate of $10 per unit per month with a 50-unit minimum.
Rate Example 1 (50-unit minimum): Your web site lists 60 units, then your rate
would be $500/month and 50 units will be listed at the rate
of $10/property/month (You are required to list at least 50 units,
which s 50% of your total units managed). You may list
all 60 if you wish at the rate of $10/property/month. Note:
If multiple units are combined on one page of your web site
and there are not individual property pages to link to
(usually this pertains to condos), then your minimum charge
per month will still be $10 times 50 units or $10 times 50%
of total number of units available for rent on your web
site, whichever is more. Our intention is to list and
link to individual property pages on your web site but if
your web site combines multiple units on one page, then we
can only link to that page, but all those units are still
available to be booked, so we must charge for what is
available to be booked.
Rate Example 2 (50% of total units managed): Your web site lists
220 units, then your rate would be $1100/month and 110 units will be
listed at the rate of $10/property/month (You are required to list at least 110
units, which is 50% of your total units managed). You may list
more or all 220 if you wish at the rate of $10/property/month.
Note: If multiple units are combined on one page of your web site and there are not individual property pages
to link to (usually this pertains to condos), then your minimum charge per month will still be $10 times 50% of total number of units
available for rent on your web site. Our intention is to list and link to individual property pages on your web site but if your web site combines multiple units on one page, then we can only link to that page, but all those units are still available to be booked, so we must charge for what is available to be booked.
NOTE: If you add more units throughout the year:
50 units - You will be required to pay the additional amount, pro-rated at the rate of $10/property/month for the remaining months of your original annual
listings date. If you add units and do not pay for them, your listing will expire early.
50 units - You will be billed for the additional
units at the rate of $10/property/month.
Resort Properties: If you are a resort (hotel,
condo building or complex) with on-site management of numerous units, please contact KVRL for
options and rates. KVRL will not link directly to resort home pages, only to each individual unit page. The rate for resort listings is $120 per unit per year with a 50 unit
minimum or 50% of the total units managed, whichever is higher.
NOTE: Please note that Property
Management Companies get a discounted rate - $120/yr. per each unit listed instead of the $175/yr. that private owners pay for listings.
This is about a 33% discount. Please also note that Property Management Company listings are
only placed on the following pages on the KVRL web site - north1, south1, east1, west1. Property Management Company listings always get placed UNDER
the private owner listings (on north1, south1, east1, west1). Private owner
listings have a light blue background, Property Management Company listings have a white
READ THIS!!!: The above plans give Property
Management Company Web Sites a multiple number of listings whereas private owners usually get just
one listing. These listings will be placed right under the private owner's featured listings on the regular island area pages, which are sorted by price range: north1,
south1, east1, west1.
Payment Methods: If you have 26 or more properties, you will be billed monthly in advance
and payment on receipt is absolutely mandatory!
